These terms explain how Before You Buy Land provides screening-grade rural land due-diligence tools and Parcel Pre-Screen Reports.

1. Business and service provider

Before You Buy Land is the public brand used for LandCheck Parcel Pre-Screen Reports and related rural land screening tools. References to “we,” “us,” or “our” mean Before You Buy Land / LandCheck.

2. Services

We provide screening-grade public-source reviews, free checklist-style tools, and paid Parcel Pre-Screen Reports for rural land buyers. A Parcel Pre-Screen Report may review listing information, public records, county/source paths, flood or drainage sources, access questions, septic/wastewater paths, utilities, restrictions, terrain, and buyer follow-up questions where available.

3. What our services are not

Our services are not legal advice, title work, survey work, engineering, appraisal, environmental assessment, wetland delineation, septic approval, wastewater approval, permitting advice, local authority approval, or a final decision about whether land fits your intended use.

You should verify parcel-specific questions with the relevant local office, title professional, surveyor, engineer, septic/wastewater professional, attorney, utility provider, or other qualified professional before relying on a parcel for purchase or development decisions.

4. No final parcel-specific conclusions

We identify public-source signals, unknowns, seller claims to verify, and practical next questions. We do not guarantee that a parcel can be used for a house, cabin, mobile home, tiny home, RV, homestead, business, subdivision, short-term rental, or any other intended use.

5. Customer information

You are responsible for providing accurate parcel, listing, intended-use, and contact information. Incomplete or inaccurate information may limit the usefulness of the report or delay delivery.

6. Delivery

Current launch delivery expectation for the Parcel Pre-Screen Report is 2-3 business days after payment and complete intake, unless otherwise stated on the order page. Delivery may be delayed if intake is incomplete, email delivery fails, or source access is temporarily unavailable.

7. Pricing and payment

Current founding price for the Parcel Pre-Screen Report is $149. Later pricing is expected to move toward $199-$249 as coverage and reporting depth expand. Complex or rush reviews may become a separate higher-priced option later.

Payments are processed by Paddle, our merchant-of-record payment processor. Paddle may show its own checkout terms, tax handling, invoice, and payment information during checkout.

8. Refunds

Refunds are handled according to our Refund Policy. Because reports involve custom review work, refund availability may depend on whether work has started, whether intake was complete, and whether the report has already been delivered.

9. Acceptable use

Do not use our site or reports for unlawful activity, harassment, scraping private data, reselling reports as professional advice, or making final claims to third parties that the report does not support.

10. Third-party sources

Reports may reference county, state, federal, utility, mapping, listing, or other third-party sources. We do not control those sources and cannot guarantee that they are complete, current, available, or error-free.

11. Limitation of liability

To the fullest extent allowed by law, Before You Buy Land / LandCheck is not responsible for purchase decisions, offer terms, development outcomes, permitting outcomes, title/access issues, professional fees, lost opportunities, or other losses related to reliance on a screening-grade report or free tool.

12. Changes to these terms

We may update these terms as the service evolves. The date at the top of this page shows the latest update.
